Green Park Underground Station is a 7-minute walk to the south and Bond Street Station (incl. the new Crossrail Station) is a 10-minute walk to the north of the property.The area which now forms Grafton Street was historically part of the Manor of Ebury, before the land was granted by the Crown to the City of London in 1628 and became the Conduit Mead Estate.The refurbishment of 1 Grafton Street repositions the existing building as a Prime Mayfair commercial property for the owner Pembroke. The sensitive refurbishment focuses on creating a more elegant and prominent street presence for the building through the sympathetic renovation of the ground level shopfronts and rationalization of the building curtilage and a reorganized entrance sequence which increases legibility and grounds the building with a stately elegance.The context of the existing Edwardian facades provided a framework for us to develop a design language which focuses on architectural craft and the use of refined materials to accentuate the existing façade’s beautiful detailing.The office reception was similarly reconfigured and refurbished to increase its stature and create an elegant gateway into the building. The lifts have similarly been refurbished with a lavish bronze textured metal.The building’s amenity has been further improved through the reconfiguration of a portion of the existing lower ground level and basement retail and gallery units, freeing up valuable space in the basement to improve the office tenant end of trip amenity while increasing the galleries frontage at ground level.
