A 41 storey tower with linked 16 storey tower, which will deliver 216 new homes, of which 36% are affordable.
The design is one that connects and communicates; the towers converse with each other and with the immediate surroundings. The variance in height is to blend the large scale commercial buildings, which characterise the skyline of Canary Wharf to the north, with the smaller scale residential buildings to the south. Marsh Wall bridges the transition between the two areas, responding to both scales with its separate but related forms.
The plan arrangement offsets the towers from each other, continuing the conversation and introducing a link element. The development contains green spaces, retail and commercial use and a new public walkway. The rotated forms respond to the pavement edges of Marsh Wall and Byng Street to the south and allow for active frontages as well as the public and private green spaces.
The façade design intent is for a slender tower whose camouflaged skin blends into its surroundings, to minimise visual mass impact with the low level dwellings on the southern side. At the same time the design makes a subtle impact with form and colour, with strong, vertical cladding accentuating the slender nature of the tower and format and scale altered to define entrances and retail uses at street level.
The result is an iridescent form, an overall simplicity which changes from different vantage points, achieved with an alternating application of the sensitive colour palette.
