Green Light for the Refurbishment of Mott MacDonald House

We were delighted to have received planning permission from the London Borough of Croydon for the refurbishment and extension of Mott MacDonald House, for our client Patrizia.
The approved works will comprise the complete external recladding of the building, the erection of a full height rear extension and rationalisation of the front façade. These external works combined with a complete internal refurbishment will provide an additional 1,217sqm over the existing, creating a building of 9,140sqm (circa 100,000sqft). The landscaping and public realm to Sydenham Road will also be enhanced providing some welcome greenery to this part of the street. 16 car parking spaces will be retained at the lower ground floor and cycle parking will provided along with significantly enhanced end of journey facilities.
Mott MacDonald House is an allocated site within the Croydon Opportunity Area and town centre where the principle of office retention, refurbishment/modernisation and intensification is supported by both the Croydon Local Plan and the London Plan. Proposals for a mixed-use redevelopment were explored but discounted due to a number of constraints and challenges. Retaining and adapting the existing structure was fundamental to this project as sustainability has underpinned the development of the scheme from start to finish.
The project will deliver a high-quality, modern office building that fits well within the existing built context and significantly improves the building, both aesthetically and in terms of its environmental performance. It will also retain a suitable relationship with neighbouring buildings, which are both in residential use, without resulting in adverse impacts to their amenity.
