Cuba Street and 30 Marsh Wall

We’re delighted to announce we have secured a resolution to approve two towers in the Isle of Dogs at Tower Hamlets Strategic Development Committee.

The two schemes, Cuba Street and 30 Marsh Wall, are being delivered by different developers – Ballymore and Tide Construction – but due to the close proximity of the sites, have been designed with a masterplan approach to ensure both buildings work well together at ground level and above. The proximity of the two sites mean they have both failed to gain planning permission for redevelopment in the past, so close working between the two developers and design teams was integral in ensuring the successful redevelopment of both sites.

The Cuba Street scheme, designed by Morris+Company, promotes high quality living internally and externally, with a prominent crown providing a positive contribution to the Canary Wharf skyline.

It will deliver 421 new high-quality homes (including 100 affordable homes) in a 52 storey tower, a small commercial unit, and a new 1,630sqm of publicly accessible park which covers approximately 50% of the whole site – the largest open space to be delivered on the Isle of Dogs since Jubilee Park 20 years ago.

30 Marsh Wall, designed by EPR Architects, will provide over 1,000 student beds in a 48 storey tower, with significant internal and external amenity space for the students, as well as commercial units at ground floor. The scheme also secures the creation of a new green link between Marsh Wall and Cuba Street, improving pedestrian permeability around the site.

Tide Construction specialise in modular construction which will significantly reduce the delivery programme helping to minimise disturbance to local residents through the construction period and reducing the buildings environmental impact.
