Opportunity in Old Kent Road

We are delighted to have received the support of LB Southwark’s Planning Committee in obtaining a resolution to grant planning permission for two high quality schemes in the Old Kent Road Opportunity Area, providing 50% affordable housing and new flexible employment floorspace.

The two schemes, which will be linked by Section 106 Agreement, will deliver 139 new homes including 22 social rented homes, 39 one bed one person ‘Pocket’ homes for Discounted Market Sale for Southwark residents as well as 78 market homes.

The Ossory Road scheme, which is eleven storeys tall, is designed by Hawkins Brown and includes a mix of market and ‘Pocket’ intermediate homes, with replacement light industrial floorspace at ground floor. This supports the need for a range of affordable homes and private market sale homes in the borough with census data demonstrating that the development will be addressing an identified need and will aid residents and workers of the Borough who are currently stuck in expensive rental accommodation in purchasing their own home.

The development will make efficient use of a previously developed brownfield site, and will be of a high quality, meeting high standards of sustainability with a longer-term plan to connect to the upcoming District Heating Network.

The Credon House scheme, designed by Gort Scott, will sit seamlessly next to Pocket Living’s recently completed Varcoe Road scheme. It will provide high quality, affordable workspace at ground floor with 22 social rented homes above within a nine-storey building, along with associated private and communal amenity space, secure cycle and refuse stores.

The 22 social rented homes will have a mix of sizes supporting the need for a range of affordable homes in accordance with local policy requirements regarding unit mix and the provision of family housing. The proposed design will also be of a high quality and will meet high standards of sustainability with up to 71% reduction in carbon emissions.

These two schemes will be delivered by Pocket Living and will provide high quality communal amenity spaces for future residents, helping to create a sense of community. Both have been designed by award winning architects to ensure a high quality of design both inside and out.
