The demolition and redevelopment of two adjoining office buildings for office use to create a mixed use scheme incorporating a land use swap with a donor property being located at 18 Wells Street to achieve a policy complaint scheme.
The approved scheme replaces two dated and inefficient office buildings with a single new building that provides attractive and sustainable office space in a desirable central London location. In addition, there will be the provision of retail / restaurant space at basement and ground floor level. The design team were careful to ensure that the new development was linked visually to other buildings in the area in terms of height and aesthetic, providing a high quality architectural addition to the street. Together with residential space being provided off-site, enhancement of the public realm was negotiated.
We worked closely with planning officers at Westminster City Council to ensure an optimal commercial outcome for the client and a swift, favourable planning decision.
