70-72 Broadwick Street’s retrofit stands as an example of innovation and sustainability, and successfully demonstrates how a diverse range of uses can be accommodated within one urban block in the heart of London.
This refurbishment and extension to the existing tired and dated building consists of retail along Carnaby Street, offices on the upper floors, a range of flexible/alternative uses (including options for two restaurants and a fitness club), a new live music venue in the basement, and 15 residential flats at the top of the building. New separate external amenity space for both offices and residents enhance the appeal of the scheme in this dense urban location.
This redevelopment reduces energy use and emissions, reusing and recycling resources and materials while providing for an extended lifetime of the building itself through excellence in design quality, high quality durable materials and efficient operation of the high quality floorspace. Green or renewable technologies are included as part of the overall Energy Strategy for the building. The creation of a large bike store, changing facilities and lockers for the residents and commercial occupiers alike has increased the options for travelling to and from the site.
The development reflects the diverse and vibrant nature of Soho – characterised by entertainment uses and retail – but is underpinned by best-in-class employment spaces, attracting office workers back into the West End. It has successfully integrated residential, commercial and leisure uses, all the while working around the West End’s largest electrical substation, creating a harmonious and dynamic environment for its occupants and the wider community.
