The new SEND school will make a substantial contribution towards addressing the significant need for special educational school places and will secure a viable use in the next chapter for the buildings on site.
The development involves the retention and sensitive conversion of the existing Junior School building (which is underutilised through falling school places despite its highly sustainable location, PTAL 4-6a) and the construction of a new purpose-built building for the proposed special educational needs school students.
The new contemporary building will replace the existing Lower Years building and be incorporated into the Junior School’s existing structure through a new glass façade and structure, retaining many of the original features. The new school will offer 3,500sqm of floorspace, and it will accommodate around 200 students and 160 staff members. The school also involves a new community café which will operate from the main entrance on Broadwater Road.
The materials proposed for the development seek to blend and complement with the existing building. The scheme alternates the use of a London Stock brick finish to match the existing building, with a light pink metal panel in line with the proposed openings. The scheme will feature ample outdoor play space tailored to different age groups, ensuring high-quality areas for student activities. Additionally, disabled parking spaces and dedicated drop-off zones are strategically located to meet the specific needs of the whole school community.
The scheme will achieve an estimated 38% overall reduction in CO2 emissions against Part L, after incorporation of passive design, energy efficient measures and photovoltaic panels in line with Policy SI2 of the London Plan. The carbon emissions shortfall is to be off-set with a cash-in-lieu contribution in accordance with policy SI2(C)(1) of the London Plan. The project will also achieve a BREAAM excellent and outstanding accreditation.
