Deanston Wharf is a landmark residential-led, mixed-use development located in the Docklands East area of the London Borough of Newham.

Delivering 764 new homes, including a significant proportion of affordable units, the scheme is a key component of the ongoing regeneration of the Royal Docks and exemplifies sustainable, inclusive urban placemaking.

Innovative responses to site constraints—such as complex level changes—enabled the introduction of terraced landscapes and stepped public spaces, improving accessibility and adding character. A newly created open space enhances and extends Lyle Park, seamlessly integrating with a riverside promenade and providing vital green infrastructure for the local area.

Deanston Wharf features extensive community and commercial spaces, including retail units, cafés, and public lounges at ground level. These activate the public realm, encourage social interaction, and support local enterprise. Landscaped courtyards, play areas, and walkable streets further prioritise health, wellbeing, and community cohesion.

Sustainability is embedded throughout, with energy-efficient homes, MVHR systems, sustainable drainage (SuDS), and biodiversity-enhancing landscapes. The project also maintains compatibility with nearby industrial uses, addressing air quality and noise through careful design and mitigation measures.

Deanston Wharf sets a new benchmark in urban regeneration, offering high-quality housing, enhanced public spaces, and a strong sense of place—contributing meaningfully to Newham’s future.
