A development in Westminster for Pocket Living, involving the provision of 32 affordable apartments.
The scheme provides 100% intermediate, affordable homes for sale, which is unique for Westminster. The units are attractive one bed flats, each with their own amenity space. Sustainability was also an important factor in the scheme – the building uses ground source heating combined with solar photovoltaics to reduce carbon emissions, as well as fitting the flats with a range of energy reducing technology.
Close negotiation with the City’s Housing and Planning teams concluded a complex S106 agreement that ensures affordability in perpetuity (considered a first for a market scheme) and establishes Land Securities’ financial ‘subsidy’ (enabling the scheme to commence) as a ‘financial credit’ to be drawn from in the future.
The scheme was granted planning permission in 2010, and is now fully occupied with a thriving local residential community.
