Kennington Park Business Centre is a commercial scheme comprising office, light industrial and storage and distribution facilities in Oval, London Borough of Lambeth. The site comprises one of Lambeth’s Key Industrial Business Areas (KIBA) and provides an exciting opportunity for the intensification of this Locally Significant Industrial Site to enhance the facilities and continue the success of the business park.
The focus of the scheme was to intensify the business function of the site whilst improving the sustainability, appearance and amenity of the site. The proposed scheme, on behalf of Workspace Group, will see the redevelopment of six existing buildings and the entire yard space on site. This commercial redevelopment will deliver 25,000sqm of new flexible business floorspace and will comprise three new buildings providing workspace, studios and workshops aimed at small and medium enterprises. The proposal also includes a new cafe/bar use with the potential for brewery style tap room within the new light industrial building.
The removal of all general car parking and a new servicing strategy for the entire site allows for significant landscape and greening opportunities, including the planting of new trees, landscaped areas and external amenity areas to be incorporating within the yard space.
The project represents an excellent opportunity to intensify an existing industrial and business park and to significantly improve the sustainability of the site. The proposed floorspace has been designed to cater for a range of business types, with a particular focus on Small and Medium Sized Enterprises which operate in Lambeth.
The flexible design of the units mean they can be adapted to suit changing needs of businesses and allow them to grow or consolidate whilst remaining on site. The scheme will enhance the vitality of the business park and the contribution of the site to the area, by providing new outdoor spaces to relax and a new brewery style bar for the enjoyment of both employees and local residents.
