Keybridge House is a mixed-use development in place of the former brutalist BT telephone exchange building that has now been largely completed by developer Mount Anvil. Once fully occupied, the development will provide 470 new residential units, along with employment and commercial floor space within five blocks ranging from 4 to 36 storeys. It is in Vauxhall, within the London Borough of Lambeth.
Rolfe Judd have been involved with the site since the submission of the full planning application for Keybridge House in 2015. Most recently, Rolfe Judd have worked in association with Mount Anvil and developer General Projects to introduce flexible uses (formerly B1, A1-A4, D1, D2) to the ground floor of Blocks B and C and the entirety of the Basement -1 space, comprising a total of 7,335 sqm. The basement space itself has exceptional ceiling heights that can accommodate a double decker bus, with a usable volume of space over 1 million cubic feet. General Project’s vision was for an exciting new space in Vauxhall that could be used by a range of enterprising creative, commercial, retail, scientific or leisure occupiers.
Given the flexibility of the uses proposed, the scheme involved significant negotiation with the Council to ensure the end uses did not impact on the amenity of nearby residential properties or the vitality of the nearby Vauxhall Cross district centre.
The application was approved unanimously at Lambeth’s Planning Committee on the 3rd March 2020.
