Leicester Square

We were appointed alongside Make Architects to deliver proposals for the redevelopment of Communications House for an office and retail scheme.

This building occupied the entire western side of Leicester Square and accommodated a number of retailers including McDonald’s, All Bar One, Angus Steak House, and Rendezvous at the lower levels, with many levels of office above. The building was not listed but formed part of the Leicester Square Conservation Area.

The redevelopment consists of a new design build introduced behind the retained external envelope, through a £200m demolition and reconstruction project. It allows for new, high quality A1, A3, A4, and A5 retail units with a combined floor space of c. 4,300 square metres over three levels, with 13,000 sq. m of office floor space over seven levels with two new basement levels. Planning permission was granted in January 2013 and the scheme was completed in October 2016
