This scheme has regenerated a significantly underutilised brownfield urban land as part of a wider development that successfully balances the site’s central location in the heart of the capital’s thriving Vauxhall district in Zone One.
This mixed-use development comprises part basement, ground, plus 37 storeys and part basement, ground, plus part 6 storeys for student accommodation comprising 841 bed spaces, 4,252sqm of B1 office accommodation (including 652sqm of plant and back house space at basement level), a 240sqm Class A3 café/restaurant and a rooftop multi-use games area (MUGA).

The student accommodation is located within the tall building between floors 1 and 37 and consists of a variety of accommodation types including studios, clusters and ‘threedios’ (3 bed self-contained units with integral shared facilities) providing for accommodation at different price-points. As required by London Plan policy, 10% of the proposed student units are wheelchair accessible/adaptable. All units are fully furnished and fitted with internet and TV connections including a wall mounted TV set.
Amenity areas both internal and external are generously provided throughout including a large student lounge at 6th floor level, reception and café breakout space, and other amenity spaces such study lounges throughout.
A gym and rooftop multi-use games area offers outstanding leisure options for student residents and the local community. The new buildings have increased space for pedestrians along Miles Street with high-quality landscaping around the site transforming it into an attractive pedestrian route.
