Shakespeare Road will redevelop an isolated industrial site to provide new high quality housing scheme alongside substantial new public realm and urban greening as well as accommodating the waste capacity on a more appropriate alternative site.
It will comprise three separate plots providing 218 residential units of which 35% will be affordable with a new central landscaped gardens with substantial play space for residents to enjoy. The development will be ‘car free’ with a total of 11no. fully car parking spaces for the fully accessible residential units only. Secure, cycle space storage will be installed in excess of TfL’s guidelines.
Towards the railway, the central building rise to 9-11 storeys reflecting the wider context of the Guinness Trust Development and emerging context of the approved Somerleyton Road Masterplan. To the north and south, buildings step down to respect the adjacent neighbours, comprising 4 storeys with a setback 5th floor.
The architecture and materiality of the proposals is inspired by the rich history of the site and analysis of the existing context. Recessive, brick textured facades respond in colour to the surroundings with metal infill panels and setbacks referencing the railway and coal yard history. The same architectural quality and treatment applies to all buildings ensuring the development is truly tenure blind.
Biodiverse green roofs, high urban green factor, enhanced building fabric performance, sustainable urban drainage, mechanical ventilation, and heat recovery, together with a renewable energy strategy, contribute to the sustainability of the scheme which will replace the current brownfield waste site.
