St James’s SquareWe were appointed in 2012 to provide ongoing advice to WELPUT for the future strategy for what was then a tired and rather unappealing office building.We led the design team through the planning pitfalls of a complete demolition and redevelopment of the site, eventually settling on a programme of complete refurbishment of the building. The permission delivered clean office floorplates, new fenestration throughout, rationalised plant at roof level and amenity terraces on the rear elevation of the building. Importantly, the planning permission also gave the client flexibility to let the basement and ground floor as offices, art gallery space or a commercial gym over a ten year period.
