The scheme, designed by Hawkins\Brown on behalf of Peabody and Mount Anvil, proposed minor material amendments to deliver the third and final phase of the Burridge Gardens development on St John’s Hill, including an uplift of 59 units. Phase 3 comprises of three high-density residential buildings, ranging from 4 to 12 stories in height, that will collectively provide 307 residential units with a mix of one-bedroom, two-bedroom, three-bedroom, and four-bedroom units. The development as a whole will deliver 658 residential homes, and achieves a site wide affordable housing offer of 53.5%.

The development will also include private, communal, and public spaces, as well as new pedestrian and cycling routes, public artwork and substantial public open space, including a redesigned public square and landscaped areas to enhance biodiversity and natural drainage. Additionally, there is a provision for approximately 530 square meters of community space and approximately 569 square meters of commercial space at the northern end of the site.

The scheme is divided into three phases. Phase 1 to the south and Phase 2 in the middle of the site, are already completed; Phase 3 at the northern end of the development is currently under construction, and will complete the Burridge Gardens development, optimising a brownfield site.

This development emphasises sustainability with features like the use of solar photovoltaic arrays to achieve a 37.2% reduction in CO2 emissions, BREEAM ‘Excellent’ certification for commercial units and sustainable construction methodologies. Car parking spaces will also be delivered, with both basement and at-grade parking, and 687 cycle parking spaces.

Overall, the scheme aims to create a sustainable, mixed-use development with a focus on housing, community amenities, and environmental considerations while revitalising the local area.
