The Highway SiteThe Highway Site is a joint venture partnership between Workspace Group and Canada Life Investments to redevelop two existing industrial sites into a comprehensive mixed-use scheme. Due to its Local Industrial Location (LIL), the site required an appropriate mix of industrial, office and residential uses that both satisfied policy requirements and delivered much needed new housing.In collaboration with the design team, we have worked with the GLA and the Council to ensure a positive outcome for all which co-locates housing and industrial space. As a result, planning permission has been granted by the London Borough of Tower Hamlets. The scheme includes 35% affordable housing while re-providing a substantial proportion of existing light industrial floorspace and a significant overall uplift in employment floorspace.The proposed development is laid out in two distinctive and separate elements. The northern part of the site is residential use, comprising three medium rise blocks of five to seven storeys, linked by two four storey blocks. Two publicly accessible courtyards open onto a new street running east to west. The southern part of the site consists of a three storey commercial podium with partial basement and ground floor mezzanine floors, enclosing a servicing yard. Atop the podium is residential accommodation distributed within three blocks of eleven storeys, linked by two seven storey blocks.In total, the scheme will deliver 264 residential units with 5,620 sqm of office floorspace and 3,398 sqm of industrial floorspace.
