The UNEX site (also known as Thames Road Industrial Estate) is an underutilised industrial estate within the Royal Docks, LB Newham located to the east of the Thames Barrier. The Site has a Thames frontage and provides an excellent opportunity for waterside living.
The hybrid masterplan (part-detailed, part-outline) was submitted to LB Newham in September 2021 on behalf of Ballymore Properties which will deliver a major new residential neighbourhood with up to 1,610 new homes across two phases, consolidating the new neighbourhoods at Pontoon Dock and Silvertown Quays and securing an effective transition to protected industrial land to the east.
As well as securing a significant number of homes for the Borough, the scheme will also deliver a new 2-form entry primary school at the heart of the site, major employment floorspace and a community leisure facility with outdoor swimming pool and rooftop running track. The scheme also provides major new public open spaces in the form of a new riverside park and town square, riverfront walk and new public square, providing significant greening and biodiversity enhancements across this brownfield site.
The application is currently being considered by LB Newham and the GLA, with Planning Committee targeted for Spring 2023.
