Redevelopment of a garage in Southwark for client Pocket Living. The scheme will deliver a 100% affordable housing, comprising 57 one bedroom units.

Designed to Pocket Living’s signature model, by Maccreanor Lavington Architects, the residential units are all high quality, sustainable homes. They make a significant contribution towards the need for affordable intermediate housing in the borough representing 6% of Southwark’s annual affordable housing target. Pocket homes are sold at least 20% cheaper than local market sales and are for local first time buyers who must live or work in the borough. Pocket homes remain affordable in perpetuity and there are over 900 registered Pocket buyers in Southwark alone.

The scheme includes substantial communal internal and external amenity space, which will help foster a sense of community amongst residents. At ground floor level, the building will contain the re-provision of commercial floorspace which is capable of delivering a total of 14 jobs, a key policy objective of the Opportunity Area.

The application is the first major residential scheme to be determined in the core area of the Old Kent Road Opportunity Area. The scheme was unanimously approved by members and received 42 letters of support during the application process.
