Woodberry Down

The redevelopment is led by a partnership of Hackney Council, Berkeley Homes, Notting Hill Genesis, Woodberry Down Community Organisation and the Manor House Development Trust. One of the core-principles of the redevelopment is that all existing residents are offered a new home in the redevelopment.

An original Masterplan was consented in 2009. This Masterplan enabled the delivery of ‘Kick-Start Sites’, where new homes were built on vacant land to enable the decanting of existing residents thereby facilitating the demolition of existing housing blocks. The 2009 Masterplan enabled the delivery of 1,649 new homes, shops, community facilities and open spaces.

A second Masterplan, along with a detailed (Full Planning) application for Phase 2 was undertaken and consented in August 2014. A detailed (Full Planning) application was consented for Phase 3 in December 2020. Phases 2 and 3 will deliver a further 1,288 homes. There will be 8 phases to the redevelopment in total.

A third Masterplan is now being prepared for Woodberry Down. As with the previous iterations, the new masterplan is an evolution of the development principles for Woodberry Down, reflecting the significant changes to planning policy and national planning guidance, not least around the Climate Emergency and all this entails around for instance energy, transport, design and urban greening. The Masterplan looks to deliver approximately 4045 (gross) new homes, 2915 (net) to 2033 and beyond along with non-residential uses of 10,850sqm.
