8-9 Spring Place

Spring Place is an infill development on a highly constrained 730sqm site within the London Borough of Camden. The scheme proposes the demolition of an existing redundant office building and the construction of a part 6, part 4 storey apartment building along with four mews houses to the rear. The development provides for 13 new homes.
Infill, windfall, and small sites are a core part of how London plans to meet its housing needs, yet these also have some of the most complex design challenges requiring site specific responses and strategies. Rolfe Judd was appointed to the project to unlock stalled negotiations with the council. Given the site constraints, we advised the design team to appoint a daylight sunlight assessor to establish a development envelop in which a scheme could be developed with the knowledge that the impact on neighbouring properties could be managed. We then worked with the design team to address Camden’s retrofit first policies and sustainable design guidance, building support for the development proposals. We led subsequent pre-application meetings, agreed a PPA, managed a DRP and led the preparation and submission of the planning application.
