The Hyde, Hendon is a mixed-use development located along Edgware Road, transforming a former Homebase site, car park and service yard into a new residential neighbourhood.
Now complete and occupied, the scheme forms part of the wider regeneration of The Hyde corridor, replacing an under-utilised retail site with 386 homes, workspace, community uses and a new public plaza.
The design draws on the character of the nearby Silk Stream and Brent Reservoir, using landscape as a key organising principle to inform the arrangement of buildings, public spaces and architectural expression.
A central public plaza along The Hyde creates a focal point for the development, introducing workspace, café and community uses at ground level. The Hendon Hub provides flexible employment space designed to support local businesses and small and medium enterprises.
To the south, the scheme addresses the previously poor-quality edge along Rookery Way. New residential frontages and landscaped buffers establish a more coherent and greener street, improving outlook and contributing to the wider character of the area.
The residential buildings are arranged to define a series of shared landscaped courtyards, providing usable amenity space for residents. Careful orientation and spacing of buildings maximise daylight and support a high quality living environment.
The development targets a 35% reduction in carbon emissions beyond Part L 2013 and achieves a minimum BREEAM rating of ‘Very Good’. Sustainability measures include energy efficient systems, urban greening and provision for sustainable transport, contributing to wider ambitions for green infrastructure along the Silk Stream corridor.
