Planning Secured for Conduit Street

Rolfe Judd Architecture have been appointed by The Crown Estate to transform the site comprising 11 New Burlington Place and 50-64 Conduit Street. The project combines contemporary office spaces and retail areas, ensuring modern functionality while enhancing the site’s ecological, aesthetic, and urban contributions.
The primary goal of this redevelopment is to breathe new life into a historically significant yet underperforming cluster of buildings. The strategy centres on reconfiguring and extending the existing structures to meet the evolving needs of London’s competitive office and retail markets. It also enhances sustainability, accessibility, and community engagement.
11 New Burlington Place was once a livery stables accommodating coaches and stalls for horses. The building was later adapted following the completion of the Piccadilly Line when traditional coach travel would have been superseded by more modern methods of transport. The site of 56-60 Conduit Street was bombed during WWII with the existing building built in the 1980’s replacing a postwar office block of a similar scale. No. 61-64 Conduit Street was historically a silk warehouse adorned by an ornate stone facade retained during a 1980’s redevelopment. Upgrades to the existing building fabric, including window replacements and improved wall linings will safeguard this façade by enhancing functionality and environmental performance.
The consented works improve the dated retail frontages on Conduit Street and reimagine the office entrance by repositioning it to 11 New Burlington Place, enhancing accessibility and optimising footfall. Sensitive upper-level extensions and stepped rear additions create an eclectic but harmonious cluster aesthetic while providing panoramic views, outdoor terraces, and biodiversity enhancements. Level thresholds, upgraded lifts, and redesigned entrances ensure accessibility for all users.
Sustainable design principles drive the project, focusing on energy efficiency through combined heating and cooling systems, renewable energy installations, and a significant reduction in embodied carbon. A fabric-first approach prioritises reusing structural elements to minimise waste while upgrading essential components such as the fenestration to current standards. Green roofs, facade greening, and stepped terraces introduce much-needed biodiversity to the urban environment.
The reimagined site creates a bold, modern identity while respecting its historical context. The relocation of the office entrance establishes a clear and welcoming arrival experience, while commissioned public artwork animates the streetscape. These elements together redefine New Burlington Place as a vibrant hub, seamlessly connecting Savile Row to Regent Street.
