Senator House - Planning Approval Secured

Planning approval has been secured and works are now underway on the retrofit and reconfiguration of Senator House, located in the heart of the City of London.
Working on behalf of Strategic Value Partners and Addington Capital, we have developed proposals that revitalise the existing building through a carefully considered programme of upgrades to its infrastructure and lower level accommodation.
The scheme adopts a sustainability-led approach, prioritising the retention and reuse of existing fabric while introducing targeted interventions to enhance performance and user experience. A transition to a fully electric building, supported by rooftop air source heat pumps, will significantly improve operational efficiency. Existing fixtures, fittings and furniture will be repurposed wherever possible, reinforcing a circular approach to design and minimising waste.
At lower ground level, a new terrace and improved fenestration will enhance natural light and outlook, creating more attractive and functional workspace environments. The proposals also introduce flexible uses across office, conference and educational settings, supporting a more adaptable and future-focused workplace.
The design responds carefully to protected views towards St Paul’s Cathedral, with interventions shaped to accommodate these constraints while unlocking valuable long-range views from the building. The result is a scheme that balances sensitivity with opportunity, ensuring the setting of this key landmark is respected while enhancing the quality of the internal environment.
Further enhancements include a re-landscaped rooftop terrace, refreshed end-of-trip facilities, and a redesigned reception and amenity offer, contributing to a more cohesive and welcoming arrival experience. The proposals also introduce a more active and engaging frontage, strengthening the building’s relationship with the surrounding streetscape.
