Rolfe Judd Architecture are very pleased to announce that Lambeth Planning Committee resolved to grant planning permission for our new urban regeneration of a brown field site at Shakespeare Road consisting of 278 new residential homes including 35% affordable for Legal and General.
Rolfe Judd first obtained planning permission in 2021 for 218 units. However since then the Building Safety Act and new building regulation changes have come into place which meant that the scheme needed to be revisited to align with the new fire safety and energy regulations.
The new homes consist of a 60-unit uplift from the original consent but maintains 35% affordable housing. The total 278 new homes (the majority of which are Build To Rent) provides nearly 21% of the London Borough of Lambeth’s annual housing target.
The design builds on the spirit of the original scheme, carrying forward its urban principles and the crafted quality of its façades that draw inspiration from the site’s rich industrial railway heritage. Brickwork anchors the architecture in the local fabric, stitching the new into the old, while refined metal details weave a contemporary layer that both complements and elevates the warmth and texture of the brick whilst referring back to the sites history.
Additional height was added but kept to locations within the site that had least impact on neighbours and wider context.
