Sierra House Redevelopment Approved

The redevelopment of Sierra House in Maidenhead has received unanimous planning approval, marking a key milestone in the town centre’s ongoing regeneration.
The approved scheme will deliver 9,000 sqm of high-quality, Grade A office space, featuring communal terraces and a hybrid structure combining steel and cross-laminated timber (CLT).
It will breathe new life into a long-vacant brownfield site and introduce a new pedestrian link between St Mary’s Walk and Providence Place, alongside major public realm enhancements and a biodiversity net gain of over 300%.
Designed to respond sensitively to its surroundings, the building is articulated as two distinct volumes, reducing its visual mass and allowing it to sit comfortably within the varying urban scale. A transparent ground-floor plinth helps to activate the street frontage and improve visual connections across the site.
Sustainability is central to the scheme, which is targeting a BREEAM ‘Excellent’ rating. The design incorporates measures to reduce carbon emissions, optimise renewable energy use, minimise waste, enhance biodiversity, and promote occupant well-being.
