A sustainable and distinctive new office building in the heart of the business district of Mokotów in Warsaw.
Graffit is a contemporary Class AA office building of seven storeys providing 18,000 square metres of office and retail space and three storeys of basement parking. It is designed to achieve a BREEAM Excellent rating.
The building fits perfectly into its urban context with a light architectural form tailored to the shape of the site. Contemporary, expressive facades of glass, exposed and ‘architectural’ concrete finishes form a consistent language. The floor to ceiling glazing maximises natural daylight. The contemporary approach is developed through to a graphic language internally. Striking ‘street’ murals inject a colourful dynamism to the interior alongside clear graphic signage.
Access to the offices is via entrances on two sides of the building through spacious, glazed reception lobbies. Finishes chosen for these areas reference the exterior façade, blending the boundary between the interior and exterior of the building. Common parts of the building are designed with high-quality materials, again chosen to reference the exterior and reflect the prestige of the building.
The building features modern solutions for the ventilation, air conditioning, access control and elevators which provide short waiting times. Incorporated into the design are touch-free fittings with clear visual information.
