St Olav’s is a mixed-use development project featuring two buildings: a 16-storey co-living tower with a parapet, comprising 216 studio rooms and 1,520m² of commercial space; and a smaller, nine-storey building with 24 affordable homes, shared amenities, and 150m² of commercial space, funded by the co-living scheme.
Located in a prime urban setting in Southwark, at the gateway to the Rotherhithe peninsula, the site is close to St Olav’s Church and the southern entrance to the Rotherhithe Tunnel, directly opposite Southwark Park, and benefits from excellent access to local amenities and transport links.This thoughtfully designed urban landmark not only enhances the local landscape but also creates a vibrant and inclusive community hub that aligns with Southwark’s vision for a dynamic and resilient future.

The affordable homes will include two, three, and four-bedroom units, with 66% designed as three-bedroom or larger and 10% as wheelchair accessible. The co-living building will provide en-suite studios with micro-kitchens and shared facilities such as workspaces, communal kitchens, lounges, rooftop terraces, cinemas, a gym, and ground-floor commercial and café spaces.



The scheme targets a BREEAM Excellent rating and WELL Gold certification, aiming to reduce carbon emissions by 58%. The two residential buildings will stand 12m apart, creating a new street running through the centre of the development. This street, which sits on a site bordering the Rotherhithe Tunnel roundabout in the north-east corner of Southwark Park, will include new public spaces and play areas alongside the housing and commercial areas.
