1000+ homes granted in March

In March 2024 Rolfe Judd Planning secured three planning permissions in the London Borough of Lambeth and one planning permission in the London Borough of Bromley, which in total will deliver 1267 new homes for London including over 35% of homes as affordable. 

These permissions were achieved at a time when housing delivery is struggling across the capital and they represent a real commitment from our clients and ourselves as planners to help meet the challenge of more homes for Londoners. Please see below for more details of the projects.

The redevelopment of the Blenheim Shopping Centre in Penge, will provide a new, sustainable, community-focused hub with high-quality homes (including 35% affordable), new commercial and community uses, the re-provision of the much-loved local supermarket, substantial public realm, play space and a sustainable transport hub.

This scheme designed by Feilden Clegg Bradley Studios for Hadley and Clarion Housing Group joint venture will deliver a mixed-use development of four buildings (3-16 storeys) with 230 residential dwellings, 3,257 sqm GEA of Flexible Class E floorspace and extensive public realm improvements including the upgrade of Empire Square and Arpley Square. 

The redevelopment of Streatham Vale involves the demolition of a Homebase retail store and car park in Streatham to deliver a mixed-use development including the erection of four buildings up to 14 storeys in height and comprising up to 237 new high-quality homes (including 35% affordable), a new, larger home for Streatham Vale GP Surgery, substantial public realm, play space and an integrated sustainable transport hub, disabled parking spaces, refuse storage and cycle parking including ancillary workshop.

This scheme, designed by Mæ Architects for Hadley Property Group and Clarion Housing Group joint venture, will provide much needed housing for Lambeth and create a vibrant residential neighbourhood whilst helping to reinvigorate a brownfield site, boosting the local economy and creating cleaner, greener spaces.

The wider estate regeneration undertaken by Lambeth College (who form part of London South Bank University) in partnership with London Realty, comprises two linked schemes designed by Squire + Partners, and will deliver substantial benefits to Lambeth College and much needed housing in the Clapham Common area.

45 Clapham Common Southside will deliver a mixed used development comprising of six buildings (6 – 13 storeys above ground with basement level blue badge car and cycle parking) providing 529 residential homes, reprovision of a Gateway further education facility with on-site nursery alongside extensive public realm improvements to provide landscaped communal gardens and pedestrianise the site to make it more accessible and welcoming to the public.

It will provide a desirable new sustainable community on Clapham Common Southside with high quality homes (including 35% affordable) at a range of tenures and sizes.

Plot C of Lambeth College site at Belmore Street, Vauxhall will deliver much needed housing (with 35% affordable) in the Vauxhall and Nine Elms Battersea Opportunity Area.

This high quality scheme will deliver a residential building (part 15, part 24 storey) with 262 build to rent homes at a range of sizes and has been designed to maximise the potential of the brownfield site and deliver significant planning benefits, including public realm, playspace and landscaping improvements, blue badge car and cycle parking. New swathes of landscaped areas and public realm create a new pedestrianised access through the wider masterplanned area and integrate with the much loved local pocket park.
