Planning permission was secured in April 2026 for a mixed-use development at Ransome’s Dock Business Centre following unanimous approval from Wandsworth Borough Council’s Planning Committee.
The scheme has been designed by GPAD for RD Developments and improves greatly upon an implemented consent. The proposal comprises of 5 new high-quality “skyhouse” homes on top of the existing former-warehouse structure, arranged in a red saw-tooth form which draws on the former industrial characters of the area.
The 0.27ha application site (Ransomes Dock Business Centre) is located on the northern side of Parkgate Road. Three buildings currently comprise a mixture of offices, business units, residential accommodation, and a ground floor restaurant.
Buildings 1 & 2 are located along the western side of the site and Building 3 is located in the north-eastern corner, backing onto the dock. An open courtyard used for car parking fronts Parkgate Road. Ransomes Wharf Development lies to the north and west; four storey residential maisonettes exist opposite on the south side Parkgate Road.
The proposals create 5 generously sized family dwellings and re-provided the existing commercial space in the form of revitalised flexible office/gallery space, which will benefit future tenants. The existing courtyard will also be significantly enhanced through the introduction of new trees and other forms of urban greening to benefit the new residents and commercial tenants of the property.
The implemented scheme has been redesigned to ensure that it accords with all current building and fire regulations, including the introduction of a new access core and sky bridge clad in the same distinctive red metal as the skyhouse units.
The consented scheme featured corrugated metal panels and large expanses of south facing glazing. This new permission has enhanced the design by upgrading the metal cladding to a standing seam profile and using a red industrial tone. These external materials would be a contemporary approach, complementing the appearance and design of neighbouring buildings in terms of appearance and texture.
Officers noted in their committee report on this application that “this change in construction materials is considered to better complement the existing brick-built buildings at the site and respond to the site’s industrial character.”
