We are delighted to announce that our project at 9 Cavendish Square has been shortlisted for the Building London Planning Awards 2025 in the category of Best Retrofit.
This recognition celebrates excellence in planning and placemaking across the capital, and we are proud to see our transformative refurbishment of this landmark Mayfair property recognised among London’s most forward-thinking projects.

Located in the heart of the West End, the project reimagines the workplace for the future while respecting its classical heritage. Originally the site was redeveloped 20 years ago by Rolfe Judd, the building has played a key role in shaping the architectural rhythm of the square’s north side. Now, with the departure of the previous tenant, the project presented an exciting opportunity to deliver a best-in-class office environment that supports Westminster City Council’s ambitions for a revitalised Central Activity Zone.
Designed with sustainability and well-being at its core, the retrofit sets new benchmarks in environmental performance and workplace experience. Key interventions include the addition of new landscaped terraces, a green wall in the internal courtyard, and strategic enhancements to natural daylight—all aimed at improving air quality, mental well-being, and the overall user experience.
A full upgrade of the building’s mechanical and electrical systems incorporates smart technologies, a high-efficiency heating and cooling system, and an all-electric strategy—significantly reducing carbon emissions and eliminating fossil fuel usage on site. The project targets BREEAM Excellent, NABERS, and WELL accreditations, reflecting a deep commitment to long-term sustainability and occupant health.
Internally, the building is being enhanced to promote connectivity and collaboration, with improved communal spaces, enhanced end-of-trip facilities, and an expanded reception area. Carefully considered structural changes—such as new terraces at the second and fourth floors—will offer panoramic views of Cavendish Square and improve indoor-outdoor connections, while maintaining architectural harmony with the surrounding conservation area.
