Merton Sites 100% Affordable

It has been fantastic to be part of the Merton Sites’ team, who have combined efforts to achieve a multimillion-pound investment from the Mayor of London to support the building of the borough’s first new council homes in a generation.
The investment, via the Mayor’s Affordable Homes Programme 2021-2026, will allow nearly 100 new homes to be built across four sites in the borough. These four sites are Farm Road, in Morden, and Elm Nursery, Raleigh Gardens, and Canons Place, in Mitcham.
The schemes were previously approved in August 2023 and included 22% affordable housing across all sites. The project team submitted applications to amend under Section 73, all four of which were approved unanimously at Merton Planning Committee, which we propose to increase to 100% affordability.
All four sites’ homes will be for social rent and have also been upgraded and designed to Passivhaus standards. This reaffirms Merton Council’s plans to create a more sustainable and greener borough, while it will also reduce living costs for tenants.
The Mayor of London, Sadiq Khan, said: “I’m delighted that this multi-million pound investment from my Affordable Homes Programme will support the first new council homes in Merton in a generation. With 400 high-quality new council homes also in the pipeline, this scheme builds on my strong housing record – including the delivery of over 23,000 council homes since 2018 and twice as many council homes as the rest of the country combined – helping to build a better, fairer London for all.”
This fully affordable scheme is the result of the hard work from all the teams involved, L&Q and Merton Council, architects Weston Williamson + Partners, sustainability consultant QODA, landscape architect Turkington Martin, engineers Curtins, and us as the planning consultants.
