The Glasshouse Walk development involves demolishing outdated commercial and industrial buildings and constructing a stepped T-shaped structure with a part 6, part 8, and part 10-storey profile.
It will provide a mix of 305 student rooms for the London School of Economics (LSE) and 1,876 sqm of flexible, commercial incubator space on the lower ground and ground floors. Designed to support LSE’s social science ventures, the incubator space will serve as an innovation hub where LSE alumni and other affiliated entrepreneurs can develop projects and microbusinesses.
This space will prioritise LSE-affiliated and local Lambeth enterprises, contributing to a diverse, creative, and community-oriented environment. Additionally, the incubator will include a ground-floor community café overlooking the park, facilitating informal interactions, events, and programs aimed at local growth and collaboration. The project represents a significant investment in the Borough by a globally renowned university and is expected to bring substantial benefits to the local community.
The architectural design draws on the local aesthetic, using red brick on the lower levels to reflect the character of neighbouring buildings, including the Black Dog Public House. The upper floors feature a lighter grey brick that emphasizes a sense of openness, set back by 2.5 meters to create a tiered, airy effect. The façade incorporates horizontal brick piers, lintels, and narrow windows with slim mullions, evoking the industrial proportions of the previous structures. The student bedrooms are arranged in pairs with central brick spandrels, giving a horizontal emphasis to the elevation.
Beyond its architectural merits, the scheme aligns with broader strategic goals by providing purpose-built student accommodation in close proximity to LSE’s Aldwych campus. Situated near excellent transport and cycling links, the schemee meets the high demand for student housing in London, contributing to a balanced community while supporting educational growth.
