Glengall Road is a mixed-use development that integrates education, employment, and community functions within a single, high-quality urban scheme. Delivered in partnership with the London School of Economics and Political Science (LSE), the project brings together 676 student rooms—35% of which meet GLA affordability criteria—with a new Creative Commercial Centre, providing 2,375 sqm of flexible employment space. It is a key contributor to the regeneration of the Old Kent Road (OKR), delivering wide-ranging social, economic, and environmental value.
The development balances diverse uses through an inclusive, design-led approach that prioritises long-term adaptability, community cohesion, and sustainability. Purpose-built student accommodation helps alleviate pressure on local housing stock, while thoughtfully curated ground-floor uses support innovation, entrepreneurship, and community participation. LSE’s presence enhances these benefits through graduate-led workshops, mentorship programmes for local residents, and the provision of a community café and events space.
Architecturally, the scheme responds sensitively to its urban context. A stepped massing strategy ensures a gradual transition between existing buildings and new high-density elements, while generous glazed openings animate the streetscape and strengthen visual connections with the public realm. Inclusivity and accessibility are embedded throughout. All student units are fully accessible, exceeding statutory requirements, while shared spaces—both internal and external—have been designed with universal access in mind. A communal internal corridor links key amenities and supports resident interaction, promoting wellbeing and community spirit. The scheme reflects best practice in equality, diversity, and inclusion by fostering shared use, social engagement, and a welcoming environment for all.
Sustainability is integral to the development’s design and operation. Following the Mayor’s energy hierarchy—Be Lean, Be Clean, Be Green—the project achieves a 66% reduction in carbon emissions beyond Part L 2013 requirements. Green roofs, biodiversity features, and passive design measures support climate resilience and long-term energy efficiency. The scheme is on track to achieve a BREEAM ‘Excellent’ rating, aligning with LSE’s environmental objectives and Southwark Council’s climate ambitions.
The Creative Commercial Centre has been carefully designed for adaptability, offering flexible spaces for light industrial, academic, and community use. Modular layouts enable reconfiguration as business needs evolve, ensuring long-term relevance and local economic growth.
